Tel Aviv real estate
Tel Aviv Real Estate
Israel's most dynamic city — and its most competitive property market. Here's what buyers and investors need to know.
The city that never stops growing
Tel Aviv is the economic and cultural heart of Israel. It's a UNESCO World Heritage city, a global tech hub, and one of the Mediterranean's most vibrant urban environments. Property prices have risen more than 120% over the past decade — yet demand continues to outstrip supply. For buyers, that means acting decisively. For investors, it means durable long-term returns.

Buyer's tips
What experienced Tel Aviv buyers know
The best apartments sell before they're listed. Build relationships with agents who have access to pre-market inventory.
Check the building's shared ownership (בית משותף) records carefully. Older buildings may have deferred maintenance or unresolved disputes.
Parking is scarce and valuable. A parking space can add ₪150,000–₪300,000 to a property's value and rental appeal.
Sea views command a 15–25% premium. Verify the view is protected — new construction can block it.
New construction (קבלן) purchases require careful contract review. Ensure the developer has a bank guarantee (ערבות בנקאית) protecting your deposit.
