June brought the anticipated seasonal moderation, with transaction volumes dipping 9% from May's record. However, average prices continued to rise, and the rental market hit new highs as summer demand from short-term tenants compressed available inventory.

Rental Market

Summer rental demand pushed short-term rental rates in Tel Aviv to NIS 8,000–15,000 per month for quality 3-room apartments near the beach. Long-term rental vacancy rates in the Old North fell below 1.5%, the lowest level since 2019. Landlords are increasingly converting long-term leases to short-term, tightening the long-term supply further.

Prices

Despite the volume slowdown, prices held firm. The luxury segment (above NIS 5M) saw a 1.2% price increase in June, bringing YTD appreciation to 7.2%. Herzliya Pituach saw the strongest June performance, with villa prices up 3.1% month-on-month driven by demand from tech sector buyers.

Frishman Project Update

The Frishman project reached 78% reservation by end of June. The developer confirmed that pre-sale pricing will be maintained through July, after which remaining units will be repriced to reflect market appreciation. Buyers considering the project should treat July as the final window for pre-sale terms.

What to Watch Next

July and August are traditionally quieter months, but 2026 has been anything but traditional. We expect continued strong demand from international buyers visiting Israel over the summer, and the Frishman project's final pre-sale window will be a key market event in July.
