The Israeli property market opened 2026 with cautious optimism. Transaction volumes in Tel Aviv rose 8% month-on-month as buyers who had been sitting on the sidelines through late 2025 returned to the market. Demand for 3–4 room apartments in the Old North and Neve Tzedek remained particularly strong.

February brought a seasonal slowdown in transaction volumes, as expected, but average prices continued their upward trajectory. The luxury segment — properties above $2M — proved particularly resilient, with days-on-market falling to a 14-month low.

March delivered the strongest transaction month of Q1, with total residential sales across Israel up 14% year-on-year according to Land Registry data. Tel Aviv's luxury corridor saw record inquiry volumes, and the Frishman project pre-sale reached 60% reservation.

April confirmed the spring surge, with luxury transactions in Tel Aviv reaching their highest monthly volume since 2022. The Bank of Israel surprised markets with a 25bps rate cut to 4.25%, immediately boosting mortgage applications and buyer confidence.

May 2026

200+Luxury transactions in Tel Aviv (monthly record since 2022)

May was the strongest month of 2026 to date. Total luxury transactions in Tel Aviv exceeded 200 units for the first time since Q2 2022. Rental yields in Bat Yam and the Old North reached multi-year highs, attracting a new wave of yield-focused investors.

June 2026

+7.2%Average luxury price appreciation YTD

June brought the anticipated seasonal moderation, with transaction volumes dipping 9% from May's record. However, average prices continued to rise, and the rental market hit new highs as summer demand from short-term tenants compressed available inventory.

July 2026

91%Frishman project pre-sale reservation rate

July defied the typical summer slowdown. International buyer activity — particularly from North America — drove luxury transaction volumes 12% above June. The Frishman project closed its pre-sale phase with 91% of units reserved, a landmark result for the Tel Aviv off-plan market.
