March delivered the strongest transaction month of Q1, with total residential sales across Israel up 14% year-on-year according to Land Registry data. Tel Aviv's luxury corridor saw record inquiry volumes, and the Frishman project pre-sale reached 60% reservation.

Prices

Tel Aviv city-wide average prices rose to NIS 52,800 per sqm in March, a 3.2% increase from Q4 2025. The premium for sea-view properties in the Old North reached a record 38% over comparable inland units. Jerusalem's Rehavia and Talbieh neighbourhoods saw renewed interest from international buyers, with prices up 5% quarter-on-quarter.

Demand Drivers

Passover-related travel brought a significant wave of diaspora visitors, many of whom combined family visits with property tours. Bibian Group hosted 14 property tours in March — the highest monthly figure on record. American buyers represented 40% of luxury inquiries, with French buyers at 28%.

Frishman Project Update

The Frishman pre-sale reached 60% reservation by end of March, ahead of the developer's internal target. Remaining units are concentrated on the upper floors. Buyers who have been considering the project should note that the pre-sale pricing window is expected to close in Q2.

Outlook

What to Watch Next

April and May are historically the strongest months for Israeli real estate. We expect continued price appreciation in the luxury segment and a possible Bank of Israel rate cut in Q2 that could further stimulate mid-market demand.
